40TEN is a significant achievement in Baltimore's architectural landscape, representing the city’s first venture into mass timber construction. Located within The Collective, a mixed-use development led by 28 Walker Development, this 105,000 square-foot office space in Canton showcases a blend of contemporary design and sustainability.

As Baltimore’s inaugural heavy timber office building, 40TEN comprises four stories and 105,000 square feet. It features a structural wood/timber building system with retail on the ground floor.

The building’s highlights include exposed timber structure and wood ceilings, expansive glass lines, 15-foot-high floor-to-ceiling windows, and ample common area amenity space tailored to modern office needs. It also incorporates raised access floor MEP systems, curtain wall systems, panel veneer systems, and balconies with glass railings. Located in Baltimore's Canton section, 40TEN sets a new standard for architectural innovation and environmental consciousness.
