Craftsman Circle

Craftsman Circle is a transformative industrial redevelopment located in Hyattsville, MD. The project involved the redevelopment of a 13.9-acre site and the construction of a new 182,100 SF, Class-A tilt-up concrete warehouse designed to support modern, high-volume industrial operations.

The facility features a 32-foot clear height, 45 loading dock doors, one drive-in door, 50’ x 50’ column spacing, and 1.25 acres of outside storage. Significant site and infrastructure challenges shaped the project, including poor soil conditions, environmental constraints, and complex utility and regulatory requirements. Innovative solutions, such as soil stabilization using cement and lime, were implemented to address unsuitable onsite materials and maintain progress despite winter weather conditions.

Additional complexities included extensive utility coordination, the installation of an underground stormwater detention system beneath paved areas, and revisions to site design due to unsuitable soils, requiring a shift from segmented retaining walls to concrete systems. The project was delivered during the COVID-19 pandemic, requiring proactive planning and early material procurement to mitigate supply chain disruptions. Through strategic coordination and collaboration with trade partners, the project team successfully delivered a high-performing industrial facility that sets a new standard for the region.
