40TEN Sustainable Features

We’re proud to be featured in a recent NAIOP Maryland article highlighting Chesapeake’s innovative work at 40TEN. Our team, in partnership with Chesapeake Glazing, Saint-Gobain, and KCI, installed an advanced SageGlass electrochromic glazing system that dynamically tints over 10,000 individual panes of glass that automatically respond to sun position, weather, and occupancy.
Why it matters? This system reduces solar heat gain by up to 93%, stabilizes interior light levels, and significantly cuts energy consumption, all while giving tenants greater control of their environment. As Assistant Project Manager David Wilson shared: “Every single pane of glass has a unique low-volt feed that controls the amount of tint in that pane… You can ‘dim the lights’ for a presentation by dimming the amount of natural light let into the room.”
