The facility provides a full range of automotive sales and service functions, incorporating showroom space, service areas, and dedicated administrative offices within a highly efficient footprint. The project balances operational functionality with efficient use of an exceptionally constrained site.

The dealership’s proximity to the Virginia Railway Express (VRE) rail corridor introduced a unique set of challenges that required deliberate planning and close coordination. The project site featured zero lot line conditions, with construction extending directly to property boundaries, as well as multiple existing utility conflicts, including a main gas line, primary telecommunications infrastructure, and a jet fuel line located beneath the building footprint. These constraints, combined with limited staging and access areas, demanded precise layout, structural coordination, and site logistics to fully utilize every available square foot of the parcel.

Throughout construction, Select Auto continued operating as an owner‑occupied business, adding another layer of complexity. While day‑to‑day operations were maintained on‑site for the majority of the project, the owner temporarily relocated operations to allow for critical work associated with the parking area and final site improvements. This phased operational approach required careful sequencing to minimize disruption while ensuring safety and schedule continuity.

The dealership delivers a fully functional, efficiently planned facility that maximizes land use while meeting modern automotive sales and service demands.
